General Terms and Conditions
Adria Panorama 24 GmbH is a holiday home agency specialising in the brokerage and rental of private villas with swimming pools and high-quality apartments. Adria Panorama concludes agency agreements for the provision of accommodation directly with the owners of the individual holiday properties in order to ensure the highest possible quality of service for its guests. All displayed holiday homes are under contract with Adria Panorama and possess all licences issued by the relevant state authorities.
The rental agreement concluded through Adria Panorama is entered into by the Guest (tenant) directly with the owner of the villa or holiday apartment (hereinafter referred to as the “Owner”). Adria Panorama acts exclusively as an intermediary and can only be held liable in this capacity. By paying the deposit for the booking of the selected property for the desired dates, the Guest unconditionally agrees to these General Terms and Conditions.
Once the booking deposit has been received by Adria Panorama, a written booking confirmation (hereinafter: the “Confirmation”) will be sent to the Guest. The Confirmation together with these General Terms and Conditions constitutes the rental agreement between the Guest and the Owner. On the day of booking, the Guest must be at least 21 years old.
Check-in is possible from 4:00 PM on the day of arrival. Check-out must take place by 10:00 AM on the day of departure. Early check-in or late check-out is not possible.
In accordance with applicable law, the Guest is obliged to provide valid personal identification documents for tourist registration purposes. Failure to provide the required identification may result in denial of access to the accommodation without any entitlement to a refund.
The number of persons present on the property may not exceed the number stated in the booking confirmation. This includes children of all ages. Any change must be requested in writing at least three (3) days prior to arrival.
If more guests are present than registered, the Owner and/or Adria Panorama reserve the right to terminate the rental agreement with immediate effect. All guests must vacate the property within two (2) hours without entitlement to any refund.
Guests aged 21 years or younger are considered a younger group of guests. Special conditions may apply depending on the rules of the respective property. Failure to disclose the age of the group may result in immediate cancellation without refund.
The use or placement of tents, caravans or motorhomes in or near the property is strictly prohibited. Violation may result in immediate termination without refund.
Pets are permitted only if explicitly stated on the property website and under the specified conditions. Pets are strictly prohibited from swimming pools and furniture. Additional cleaning fees may apply.
Adria Panorama accepts no liability for allergic reactions, as it cannot be guaranteed that pets have never been present in the property.
Guests acknowledge that landscaping and vegetation may not yet be fully developed.
Any disturbance of public peace and order may result in immediate termination of the rental agreement without refund.
Use of swimming pools and hot tubs is at the Guest’s own risk. Children may only use pool areas under adult supervision. Pool covers must not be stepped on.
Each property has individual house rules which must be observed. Violation may result in immediate termination without refund.
All prices are stated in euros unless otherwise indicated. A deposit of 30% of the rental price is due at the time of booking. The remaining amount must be paid no later than 30 days prior to arrival.
Termination must be made in writing. All payments made prior to termination shall be retained. Travel cancellation insurance is strongly recommended.
A security deposit may be required upon arrival as stated in the booking confirmation. The deposit serves as security for damages and will be refunded upon departure if no damage has occurred.
Guests are advised to take out travel cancellation insurance. Claims must be made directly with the insurer.
The Guest is fully liable for any damage caused to the property. The Owner may retain the security deposit or request additional compensation.
Any defects or complaints must be reported immediately, and no later than 24 hours after arrival. Failure to do so may result in loss of claims.
Adria Panorama acts solely as an intermediary and does not own any holiday properties. The Owner is responsible for the accuracy of property descriptions.
These General Terms and Conditions have been drawn up in German and translated into English for informational purposes only. In the event of discrepancies, the German version shall prevail.
The contractual relationship shall be governed exclusively by the laws of the Federal Republic of Germany. To the extent legally permissible, the place of jurisdiction shall be Kaufbeuren, Germany.
